Founded by Chris Biesanz, Foss leverages extensive experience across acquisitions, development, and fund management. The Foss team has closed deals across all major asset classes as small as $1 million, single assets as large as $1 billion, and portfolio acquisitions as large as $3 billion.


The team has managed funds for fund managers ranging from $10 million to $1 billion of equity under management. The Foss team strives to bring institutional expertise and processes to entrepreneurial sponsors.

Robert Horton is a Principal at Foss Real Estate Partners with 15 years of experience across commercial real estate finance, development, and asset management. He has structured and closed more than $5 billion in debt and equity for acquisitions, development, construction, value-add, and permanent financing across all major asset classes.


Before joining Foss, Robert was a Managing Director at Concord Summit and a Director at George Smith Partners, originating and structuring capital across the full commercial real estate spectrum. He also worked in asset management with Brookfield Properties, overseeing a 10 million–square-foot portfolio of Class A office, retail, and multifamily assets in downtown Los Angeles, and previously held roles in investment sales at Marcus & Millichap, portfolio management at Westwood Financial Corporation, and ground-up development with AECOM.
